These Terms of Use govern access to and use of Puyô Property, including its website, accounts, property listings, inquiries, agent tools, developer/brokerage workspaces, paid plans and promotions.
1. Marketplace role
Puyô Property provides an online property marketplace and technology platform. Unless expressly stated otherwise, Puyô Property is not the seller, buyer, lessor, lessee, broker, developer, lender, escrow provider, title company, appraiser, inspector, or legal representative in a property transaction.
2. Eligibility and accounts
Users must provide accurate information, safeguard account credentials, and use the platform only for lawful purposes. Professional users are responsible for maintaining any licenses, registrations, authority, accreditation, or permissions required for their activities.
3. Listings and user content
Users who submit listings, photos, descriptions, prices, project information, credentials, or other content represent that they have the right and authority to publish it and that it is materially accurate and not misleading. Puyô Property may review, reject, suspend, edit for formatting, or remove content that violates platform rules or applicable law.
4. Property verification
Users must independently verify ownership, title status, encumbrances, taxes, permits, measurements, boundaries, availability, price, developer claims, agent authority, and all other transaction details before paying money, signing documents, or entering a transaction.
5. Inquiries and communications
Submitting an inquiry may share the information you provide with the relevant listing professional, organization, developer, or other intended recipient so they can respond. Users must not use platform communications for spam, harassment, fraud, or unlawful solicitation.
6. Paid services
Paid subscriptions, Featured placements, Boosts, and other promotions provide platform features or visibility only. Payment does not constitute professional verification, endorsement, a guarantee of leads, a guarantee of ranking, or a guarantee that a property will sell or rent.
7. Prohibited conduct
Users may not impersonate others, publish fraudulent listings, scrape or attack the service, circumvent access controls, upload malicious material, infringe intellectual-property rights, or use the platform in violation of law.
8. Availability and changes
We may maintain, modify, suspend, or discontinue features when reasonably necessary. We do not guarantee uninterrupted or error-free availability.
9. Disclaimer and limitation
Marketplace information is provided for general property-discovery purposes. To the extent permitted by applicable law, users are responsible for their own due diligence and transaction decisions. Nothing on the platform is legal, tax, financial, lending, engineering, surveying, or investment advice.
10. Suspension and termination
We may restrict or terminate accounts or listings for policy violations, suspected fraud, security risks, non-payment, legal requirements, or conduct that may harm users or the platform.
11. Governing law
These Terms are intended to operate under the laws of the Republic of the Philippines, subject to any mandatory rights or remedies that applicable law provides.
12. Changes
We may update these Terms as the marketplace evolves. Material changes should be reflected by an updated effective date and, where appropriate, additional notice.
